What the Quarter Told Us

The Eldorado area posted one of its busiest quarters on record, with 18 homes closed across eight distinct subdivisions, including Forest Ridge, Creek Crossing, Sunset Ridge, Stonegate, Fawn Hollow, Kensington Creek, Northcreek, and Hidden Forest. That breadth of activity confirms what those of us who work this area already know: demand here is not concentrated in one pocket. It runs wall to wall across the corridor.

The pace of those sales tells an equally compelling story. The median days on market came in at just 21 days, and the median list-to-close ratio sat at 99.5%. Seven of the 18 homes sold at or above their asking price, including multiple properties that went under contract in three days or fewer. At the upper end, three homes priced above $1.1 million closed during the quarter, two of them for cash. This is not a market where luxury listings linger.

On the active side, 15 homes are currently listed ranging from $465,000 to $1,325,000, with 6 having received recent price adjustments and 4 new listings hitting the market in the final week of the quarter. Seven additional properties are under contract heading into Q3, including the $1,329,000 Reserve at Eldorado estate that moved into option in just 7 days. Overall absorption remains healthy and inventory, while broader than a year ago, is being absorbed at a steady pace.
