Allen, TX Real Estate and City Guide
Allen sits in Collin County about 20 miles north of downtown Dallas along US 75, between Plano and McKinney. It's a regional shopping and entertainment stop, with Allen Premium Outlets, the Watters Creek mixed-use district and its convention center, and the 7,500-seat Credit Union of Texas Event Center, home of the Allen Americans hockey team.
Population and Growth
The U.S. Census Bureau estimates Allen's population at 113,447 as of July 1, 2025, up from 104,627 in the 2020 Census, an increase of about 8%.
Jobs, Schools, and Getting Around
Allen's largest employers include Allen ISD, the City of Allen, Experian, Andrew's Distributing, and Jack Henry & Associates. US 75 and State Highway 121 connect the city to Plano, McKinney, Frisco, and Dallas.
Allen ISD serves almost all of the city and has one high school, Allen High School. Small portions of Allen are in Lovejoy, McKinney, and Plano ISDs, so always confirm the assigned district for a specific address directly with the district.
Parks and Outdoors
Allen's trail system has passed 100 miles, the city has been named a Tree City USA every year since 2002, and Allen Parks and Recreation was recently named a finalist for the National Recreation and Park Association's Gold Medal award.
Celebration Park
Playgrounds, a splash pad, sports fields, picnic areas, and walking trails. It also hosts Allen USA, the city's summer fireworks celebration.
Bethany Lakes Park

The Edge at Allen Station Park

Don Rodenbaugh Aquatics Center
Indoor leisure and lap pools, a lazy river, and an upstairs fitness floor.
Bark Yard

Golf
The city's Courses at Watters Creek and The Golf Club at Twin Creeks.
Allen also runs the Joe Farmer and Terrell recreation centers, the Allen Senior Recreation Center, Ford Pool, and the Allen Community Ice Rink.
Property Taxes
Texas has no state income tax, which is one reason property tax rates here are higher than in many states. For a home inside the City of Allen and Allen ISD, the 2026 combined rate for the city, school district, Collin County, and Collin College is about 1.75% of taxable value before exemptions, roughly $10,510 a year on a $600,000 home. Homes in another school district or in a MUD or PID have different rates, so check the specific address. Our North Dallas relocation guide compares rates city by city.
