Melissa, TX Real Estate and City Guide
Melissa is a city in north-central Collin County, about 6 miles northeast of McKinney along US 75. The town was laid out in 1872, when the Houston and Texas Central Railroad arrived. Today Melissa is a fast-growing suburb with newer master-planned communities and its own school district, Melissa ISD.
Population and Growth
The U.S. Census Bureau estimates Melissa's population at 29,969 as of July 1, 2025, up from 13,901 in the 2020 Census, an increase of about 116%.
Much of that growth is new construction. Our New Homes Map shows every community selling now in Melissa and across Collin County, the builders in each one, and this month’s builder incentives.
School Districts
Most of Melissa is served by Melissa ISD, which also serves part of McKinney. District boundaries do not follow city limits, so always confirm the assigned district for a specific address directly with the district.
Getting Around
US 75 runs north and south along the west side of Melissa and connects it to McKinney, Allen, Plano, and Dallas. SH 121 crosses the eastern part of the city and meets US 75 to the southwest, and SH 5 and FM 545 also run through town.
Parks and Outdoors
Melissa Lake Park
A 10-acre lake stocked for catch-and-release fishing, with a kayak launch, walking trails, a seasonal splash pad, a playground, pavilions, and an amphitheater.
Zadow Park
Turf baseball and softball fields, pickleball and tennis courts, basketball and sand volleyball courts, batting and cricket cages, a playground, and a walking trail.
Country Ridge Park
Decomposed granite trails that connect to Lake Perry Fisher.
Melissa's hike-and-bike trail system began in 2012 along Melissa and Fannin roads, with about 41 miles planned citywide.
Property Taxes
Texas has no state income tax, which is one reason property tax rates here are higher than in many states. For a home inside the City of Melissa and Melissa ISD, the 2026 combined rate for the city, school district, Collin County, and Collin College is about 1.89% of taxable value before exemptions. That is roughly $11,330 a year on a $600,000 home. Rates differ by address, and some newer communities are in a PID, which adds to the total. Work With a Local Melissa Real Estate Team
Melissa offers newer communities north of McKinney, often at lower price points than cities closer to Dallas. New construction brings builder contracts, lot premiums, PID assessments, and comps that change quickly, so buyers and sellers both benefit from an agent who knows how to read them.
